Edmonton Green Concourse

Cuttle Construction assisted St Modwen in several contracts being undertaken as part of the £100 million regeneration of Edmonton Green - one of London’s largest suburban shopping centres.

 
Initially we were contracted to carry out refurbishment works to the existing WC blocks. Due to competitive pricing, good communication and a ‘hands on’ approach we were given other chances to tender, winning several (see below). We also managed to secure contracts for other projects being managed by Sowcrest Ltd (a joint venture between St Modwen’s & Rotch Property Group) within the new £50m Wembley development.
 
Projects:
 
  • Refurbishment of existing WC block. Works to include all structural alterations finishes/ fit out and services - £323,443.31
  • Fit out of Retail Unit - Internal re-decoration and installation of services - £24,052.00
  • Fix out to Taxi Office - £17,300.00
  • New steel frame canopy over main pedestrian entrance, including paving works £199,977.00
 
Construction of external façade to existing retail units, new paved walkway and entrance arcade - £241,000.00
 
 
Construction Methodology:
Cuttle Construction’s main objectives for these works were to provide a safe environment for all trades and employees to work practicably and to ensure the safe passage of pedestrians. Specialist contractors (asbestos, scaffolding & steel contractors) issued their own specialist Method Statements to work in conjunction with our own. Barriers and hoarding were erected, and a tunnel formed through the entrance walkway to allow pedestrian access to the market square whilst work was being carried out. A section of the walkway was cordoned off whilst the tunnel was formed. Materials were man handled to the various locations due to limited access and for site safety. Manual handling toolbox talks were given on site.
 
Pedestrian access through the concourse had to be maintained at all times. Signs, barriers and hoardings were erected and moved to accommodate working areas and pedestrian access as the works progressed.
 
Security and protection was arranged when shops units were closed for a short period whilst the new shop fronts were installed. At all other times the shops were open as usual for business. A scaffold fan and crash deck were provided whilst the work was occurring overhead. All debris and spoil was carried out to the skip in the compound area, with site being left clean and clear at all times.
