We were successful in tendering for and carrying out works to St Ann’s School for the London Borough of Ealing. The works comprised of re-pointing of all brickwork and associated repairs to this conservation area building. The project was completed under budget at £62,995.00.
The existing school buildings remained fully operational during part of the works. The works commenced during part of the summer holiday, but as the work extended into term time the school was wholly occupied by vulnerable persons, which meant that a high level of segregation and protection was necessary.
Certain traffic restrictions meant that site deliveries were delivered at designated times and parking was kept to a minimum with all vehicles restricted to the contractor compound so as to not impinge.
Scaffolding was erected for all elevations, together with all necessary access and work platforms, safety handrails to perimeter of both elevations where high level works were undertaken to ensure that full access was available for the re-pointing works, down pipes, main and fire escape doors, projections, parapets and cornices. The appropriate ‘Monarflex’ netting was supplied for all elevations.
Re-pointing and associated works were carried out to the main school building, the Dining Hall and to the boundary walls. To do this a detailed condition survey was carried out. This allowed for the repair and replacement of any damaged brickwork to be measured and costed accurately, thereby ensuring that wastage of materials were kept to an absolute minimum.
