We were given the opportunity to tender from Barley Chambers, of whom we have tendered and contracted with on many occasions. We were successful in our tendered price of £57,350. The project was completed under budget at £53,000.
The site was an end of terrace property with the works to take place on the three external elevations to the line of the party wall and main roof.
Erection of full scaffold to relevant elevations
General repairs to the main roof and surrounding parapet walls/ chimney stacks:
- To main roof apply ‘Acripool’ to flat crown, replace defective slates, build in Code 4 lead soakers and continuous flash covering into sloping Mansard. On head flashing cut back the asphalt and renew in Code 4 lead, re-asphalt onto a bull nosed finish in mastic asphalt.
- Renew the access hatch and cover with zinc titanium sheeting, with a welted joint around the perimeter.
- Strip off existing boarding to tank housing on main roof and cover existing framework with WBP ply and cover all sides with zinc titanium sheeting. Replace tank lid with new ply lid, covered with zinc titanium.
- Re-point chimney stack
- Rebuild brick pier and provide new concrete cast capping.
- Re-cast rear party parapet capping.
- Flashing to main chimney stack.
- Repairs to brickwork/ downpipes/ sills and render to the three principal external elevations
- Re-rendering defective areas
- Break out defective concrete window sills and construct shuttering. Cast new sills and strike shuttering.
- Re-screed concrete sills.
- Cut out timber sills and fix new tanalised timber sills, make good joint with ‘Windowcare’.
Specialist brickwork repairs:
- Render repairs to front and west elevation.
- Re-point defective areas
- Restoration works to front entrance steps
- New retaining wall
- Re-decorations
